What are the costs?
If the lease agreement and/or promissory note are worded properly, and the parties are contractually liable for collection costs, our fees will be in addition to what is owed to your agency. Most agreements we’ve seen allow for collection costs, attorney fees, and a myriad of other costs to be recoverable upon breach of the agreements. That being said, the cost of collection, suit, and attorney fees will be the responsibility of the breaching parties.
How does it work?
With landlord/tenant debt collection, there are two stages. We first try to make contact with all parties via US Mail, telephone, and email to come to a mutual agreement. We want to get the account back on track. If that fails, the next step would be civil action. This involves serving the debtors with a Complaint (lawsuit), obtaining a judgment, and pursuing collection through the courts.
How do I get started?
The best way is to send us PDF’s of each file, with a cover sheet outlining the amount due. This can be done via our website using the upload feature, or we can send you FTP information for bulk files. If you have files that aren’t in electronic format (paper), we can scan them into our system for you. Contact us and we’ll arrange for our courier to come and pickup the files. We’ll scan them and have them returned within 48 hours.
